Resale home prices in Spain reached their highest level in 21 years this summer, with the average climbing to €3,133 per square metre in June — a 17.2% increase on the same month last year. Prices hit new record highs in four of the first six months of 2026.
The rally was broad-based. Fourteen of Spain's autonomous communities posted double-digit year-on-year increases by June, led by Murcia at 28%, followed by Cantabria and the Valencian Community. Murcia also recorded the largest quarterly gain at 8.6%, while the Canary Islands was the only region to see prices fall, dropping 0.7%.
The Balearic Islands remains Spain's most expensive market at €5,441 per square metre, with Madrid close behind at €5,410. Within the archipelago, however, trends diverged: prices fell 2.9% in Ibiza but surged 12.6% in Capdepera.
